My background

Why I do this work

I watched my own family try to navigate the Los Angeles market without much guidance. I remember how much of it felt like a language nobody was going to translate for us: the paperwork, the deadlines, the assumption that everyone in the room already knew how this worked.

So I built my practice around the opposite of that. Explain everything. Assume no prior knowledge. Never let a client sign something they do not fully understand. Most of the people I work with are buying their first home, and many are the first in their family to buy at all. That is the work I care about most.

Los Angeles is a hard market to enter, but it is not a closed one. A large share of the buyers I meet believe they are years away from qualifying when they are actually months away. Finding that out is usually one honest conversation, not a leap of faith.

Education before touring

Before we see a single property you will know what you can actually afford, what your monthly payment really includes, and which down payment assistance programs you may qualify for. Most buyers I meet think they need 20 percent down. Most of them do not.

Straight answers

If a property is a bad deal, I will tell you it is a bad deal. If waiting six months serves you better than buying now, I will tell you that too, even when it costs me the commission. You are making a decision that outlasts our transaction.

Support through closing and after

Offer strategy, inspection negotiation, escrow, and the questions that surface after you have the keys. You get my direct line, not a call center and not a junior handoff once the contract is signed.

Working with me

What does it cost a buyer to work with you?

Buyer representation compensation is negotiated and disclosed in writing before we tour anything, and it can be part of what you negotiate with the seller. I will walk you through the agreement line by line before you sign it. There is no cost to the first conversation.

I do not think I qualify yet. Is it too early to call?

No, and this is the most common thing I hear. A short call establishes where you actually stand and what would have to change. Plenty of people find out they are closer than they assumed, and the ones who are not leave with a specific plan instead of a vague worry.

Do you help with down payment assistance programs?

Yes. Los Angeles buyers have city, county and state programs available, each with its own income limits, property limits and timelines. Which ones fit depends on your household and the neighborhood, so we map that early rather than after you have fallen for a property.

Do you work with sellers too?

Yes. Pricing, prep, photography, marketing and negotiation, plus the coordination piece if you are selling and buying at once. I would rather give you an honest number and a plan to reach it than win the listing with an inflated one.

What areas do you cover?

Los Angeles County, with concentrated work in South, East and Northeast Los Angeles and the Long Beach area where my office sits.
